Selling Without an Agent May Cost You More Than You Think
Selling Without an Agent May Cost You More Than You Think
Selling your New Jersey home without a real estate agent can seem like an easy way to save money. But before putting up a “For Sale By Owner” (FSBO) sign, it’s worth looking at the bigger picture.
According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, homes sold by owners had a median sale price of $360,000, compared with $425,000 for agent-assisted sales—a difference of about 18%. FSBO transactions also represented just 5% of sales, while 91% of sellers used an agent.
That doesn’t mean every homeowner will get a higher price with an agent. But it does highlight something we see regularly: selling a home is about much more than putting a price on it and listing it online.
The New Jersey Market Isn’t a “List It and They’ll Come” Market
Whether you're selling a colonial in Bridgewater, a split-level in Piscataway, a townhouse in Edison, or a home in Hillsborough or Montgomery, today's buyers have choices.
They are comparing homes based on price, condition, location, updates, photography, marketing, and overall value. If your home is priced incorrectly or doesn't make a strong first impression, buyers may simply move on to the next listing.
That's where local knowledge matters.
For example, pricing a home in Somerset County isn't simply about looking at what a neighbor's house sold for. We look at comparable properties, recent sales, current competition, neighborhood characteristics, condition, improvements, and what today's buyers are responding to.
The Real Cost of Selling FSBO
The biggest mistake homeowners can make is focusing only on the cost of hiring an agent while overlooking the potential cost of pricing or marketing the home incorrectly.
Selling a home successfully may require:
- Accurate pricing based on current local market conditions
- Strategic preparation to make the property stand out
- Professional photography and marketing to attract qualified buyers
- Exposure to the right buyer audience
- Negotiation expertise when offers, inspections, repairs, and contingencies arise
- Guidance through contracts, deadlines, and the closing process
NAR's latest data shows sellers primarily value agents for marketing their home, pricing it competitively, and helping sell within their desired timeframe.
Why Local Expertise Matters in New Jersey
New Jersey real estate can vary dramatically from one community to the next.
What works for a home in Princeton or Montgomery may not be the right strategy for a property in Edison, Bridgewater, Piscataway, or another Central New Jersey community.
At The Bansal Team, we believe the right strategy starts with understanding your specific property and its local competition—not relying on an online home value estimate or simply choosing a price that “sounds right.”
Our job is to help you understand what your home could realistically sell for, how to prepare it for the market, how to attract serious buyers, and how to negotiate from a position of knowledge.
Thinking About Selling Your New Jersey Home?
FSBO may look like a way to save money. But the real question is:
